Renting out a villa for the first time? How it works. Step by step.
Each property has been carefully furnished and equipped to ensure that you have a terrific vacation. Included in every property you will usually find:Air conditioning Arrival soaps and tissues Quality bedding and pillows Fully equipped kitchen incl.: Private and heated pool Stove/cooker/range Cable or satellite TV Refrigerator & freezer Phone(s) Dishwasher Washer/Dryer Microwave oven Garage & off road parking Toaster Iron & board Coffee maker Vacuum Cleaner Brush & Mop All linens/towels Note that the below is only a guide line. We recommend that you carefully read each description of the property that the owner has provided.   • Choose your villa

  • Pool heat
    Should I order pool heat? As good as all properties offer poolheat as an option. We recommend to order poolheat between October and mid May. Pool heat is pre-set to a specific temperature by the owner and cannot be adjusted. A pool blanket is mostly provided as standard on heated pools, which should cover the pool when not in use to retain the heat (especially overnight!).

    Please note that, in extreme weather conditions (Temperautre below 55°F), electrically heated pools will not operate. The owner will take every precaution to ensure that pools are heated as specified, however weather conditions can affect the temperature of the pool.

    The villa you see online is exactly the villa you will move in. In our opinion it is very important for the peace of mind, to know that you will move in exactly the vacation home you choose online. No surprises!

  • Ready to rent
    Yoou chose the villa, what's next? We need your address, the names of everybody visiting and the birthyear of everybody under the age of 18 in order to write the rental agreement. As soon as we have these information and confirmed with the owner we write the rental agreement. The rental agreement shows the exact address of the villa, all payment instructions, terms and conditions.

  • When do I make payments
    Most villas have following payment terms: Initial payment (25% or a minimum of $300 USD) is payable within 24 hours once the rental agreement has been received. Final payment is mostly payable 8 weeks before arrival. Please also read the following text about the damage deposit.

  • Damage Deposit
    We offer 2 alternatives:
    1. You can have a damage deposit reserved on your credit card (Master or Visa) about 1 week before arrival. The damage deposit is usually an amount between $300 and $500 USD. The vacation home / condo will be inspected after your departure by the house manager and once it is confirmed that there are no damages the damage deposit will be released within 3-5 days after your departure (if normal weir and teir)
    2. You can decide to use our damage insurance which covers accidential damages up to $500 USD. Our offered insurance costs $59 USD. The damage insurance is non refundable.

  • What to bring with me to the vacation home?
    The villa has towles and linen. It also has a small amount of toilette paper, soap and mostly dishwasher soap for the first 1-2 days. Once this is used you will have to buy your own supplies.

  • Almost in Florida.
    About 1 week before arrival we send you the keycodes which you need to access the villa and any further information available. Over 90% of the villas have a keybox at the entrance, so you can arrive at any time wished, after the standard arrival time (usualy 4:00 PM)

  • Arrived at the villa
    After a long flight or drive, you finally made it. Vacation can start:) Every house has a booklet with all needed information about the villa, the pool, the electric tools, the A/C and other useful things like the phone number and address of the next take out, pizza, chineze buffet, fast food place. In the first pages are also all emergency phone numbers and addresses, including the phone numbers of the management company in charge of the villa. Should there be a problem, just give them a call. We strongly recommend to check the villa at arrival and inform the management immediately about any breakage.

  • Cleaning Service
    Is a maid service included? No! At most villas you can order an extra interim cleaning for an extra fee. Please contact us about a potential extra cleaning before booking a villa.
    All properties are rented to guests on a selfcatering basis. Each and every property is cleaned prior to arrival, and on departure.
    Most homes are provided with a vacuum cleaner, dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property cleanliness during your stay. All homes are treated regularly for insects, and the pools are treated on a weekly base.

  • What if I have a problem at the vacation villa
    Should you run into any problem with the house while you are visiting Orlando, please contact your house manager. The house manager is responsible for the house, knows the villa and all utilities the best and is here to help. Please always give him a call as soon as you need help with the villa. Of course the FloridaBestVillas team is also here to help if needed, just send us a mail or give us a call.

  • Checkout
    Departure time on the last day is mostly about 10:00 AM (late checkout can mostly be arranged if desired) You will find detailed information about the checkout procedure in the house booklet. mostly things like: start the washer with a load of towels, linens, clean the BBQ if there is one in the house, put any children toys back into the closet, put back up a pool fence if there was one and so on. Extremely important is: Do not forget to leave the key back in the keybox and also put any remotes back into the house (especially any garage door openers that might have moved into the rental car for the time of your stay:))

  • Do I need a rental car?
    Yes! Orlando International Airport is one of the world's largest car rental locations. Orlando without a car is just unthinkable, if you wan to see and enjoy the area. and there is so much to see and do.

  • How close is the property to Disney?
    All distances to Disney, Universal, Seaworld and other destinations are shown online for each villa in distance and driving time.

    The distance is important, but don't overestimate it. If a vacation villa is 5 minutes further away but has everything you want, take it. The thing is, you will probably loose (or find) those additional 5 minutes waiting for the bus to get you to the park from the parking place, or waiting on a line for some ride. All communities are between 5 and 40 minutes from Disney, depends also on the park you want to visit and the exit on I4 you need to take. As you can see, this is a science of its own:)
