Custom built the only one of this design, with a unique Grand Honeymoon suite, with its own private lounge area, not found in any other comparable Villa. Ideal for the party leader or those special occasions. This beautiful home has been luxuriously furnished for the most discerning customers with space, comfort and facilities being our top priority.

Bedrooms
Six Master Suites have luxurious King Size Beds beautifully adorned in custom bedding with pillow top mattresses for ultimate comfort. The seventh Master Suite has a Queen Bed, bedroom eight has a Queen and a twin, bedroom 9 has two twins. Bedrooms 8 & 9 share their own family bathroom.
Two extra twin beds can be placed in the bedrooms if required as there is plenty of free space.
All bedrooms are fully furnished with twin nightstands, chests and furnishing accessories and beautifully decorated with accent walls and many arts and artefacts.

The Grand Master Suite/Honeymoon Suite has a magnificent romantic King size four poster bed and a large twin bathroom This room also has its own private lounge and TV viewing area. Extremely private.

The lower floor Master Bedroom has its own private poolside access.

There is no room smaller than 12ft x 10ft, all bedrooms are luxuriously appointed with window treatments, pillowtop mattresses, custom bedding, ceiling fans, TV’s with either DVD’s or VCR’s

Living Rooms
The main lounge overlooks the pool area with beautiful uninterrupted views over Star Lake beyond. This room has large luxurious sofas, high soaring ceilings and galleries. A High Definition 60” Home Theatre with State of Art surround sound system, French doors lead out to the pool deck.

A further private lounge area has been created at the front of the Villa with more luxurious fittings, custom ceilings and curios. This is a wonderful area to chill out and relax in peace.

There are two delightful dining areas in this Villa, with seating for 12 persons at any one time inside. The lanai porch area adjoining the pool has seating for 20 or persons.

Gourmet Kitchens
Beautiful mahogany units with upgraded Corian surfaces, nouveau black appliances including twin fridge/freezer, icemaker, full cooking range, microwave and fully equipped for all occasions.
A breakfast bar and a large dining area adjoin the kitchen, again with pool and lakeside views and access.

Sports Facilities
There is a dedicated sports room, with full size pool/billiards table, sports lounge with 60 inch TV.
Xbox360 and board games are in the bedrooms.


Poolside Facilities
A breathtaking 45 foot pool with huge extended deck area, awaits you, with gas fired heating and spray fountains. The average Villa pools are usually under 30 feet. This huge pool enables even the largest groups to still swim full lengths in comfort and space.
There are two south facing, sunbathing decks with an abundance of loungers and comfy sun chairs, the main deck is screened to keep out those bugs and excessive sunrays, the other is without the screen, for those serious sun worshippers. There is in total almost 75 feet of sunbathing deck leading to beautiful tropically landscaped gardens. This Villa has 120 feet of private lake frontage.
Fully cleaned Gas BBQ. This is the ideal alfreso experience. Enjoy those barmy, romantic evenings almost 12 months of the year, with an unrivalled view over the beautiful lakefront.

Other Facilities
The Utility room has two high capacity, high speed washers and dryers, there are hair dryers in all bedrooms and plentiful linen and towels. Crib, high chair, cool boxes, irons and ironing boards.

Safety and Security
Your safety and security is all important to us. Formosa Gardens is a walled and gated community.
The Villa has a full security alarm and interconnected fire alarm system, with smoke detectors and emergency lighting, linked directly to central station. All windows and doors have child alarms, these can only be deactivated by an adult. There is a wall safes for your valuables.
