Exposé
Orange Tree Estate is a very low density development with enormous common areas that create a delightful setting strewn with Orange Tree habitats and Oak tree lined streets. The streets are also complete with footpaths & lighting.
Within walking distance is a Publix supermarket and within a few minutes driving time a 24 hour Walmart, Banking Facilities, Restaurants and the Highway 27 with the 192 road junction.
Communal (free) facilities at Orange Tree are Football (Soccer) Pitch and Tennis & Basket Ball Courts plus young children play area (un-supervised). The property is set within a much larger than normal 'plot' and affords a high degree of privacy with no properties to the rear. The villa has a particularly attractive layout with South / East facing swimming pool and spa, all fully screened with clear outlook over Orange trees.
There are 3 Full Bathrooms & 4 Bedrooms, 2 with double beds & 2 with twin single beds. The second sitting room can also be converted into a double 5th bedroom (pull out sofa bed if required), this then sleeps up to 8 adults & 2 Children.
The family room and all five bedrooms are fitted with ceiling fans. The master and 2nd bedrooms are complete with on-suite facilities.
TV (cable) is available in Family Room plus four other rooms (DVD player in family room).
Office type (attractive furniture) desk with chair complete with Internet (Broadband cable) connection is included.
Full Air Conditioning / Heating installed for use as required.
The pool is heated (Free) by oversized solar panels located on the roof of the property.

Note: An optional gas pool heater is available at extra cost / request for Winter time use, if require

Terms and conditions
• 25% (minimum $300.00) deposit required to secure booking. Deposit non-refundable if you cancel.
• The total amount has to be paid 8 weeks before arrival.
• Failure to pay the balance by the due date will render the booking void with loss of deposit.
• Security deposit is required no later then 1 week before arrival.
• Check in 4 p.m. Check out 10 a.m. Early check ins or late check outs require prior approval.
• Cancellation charges: More than 8 weeks before arrival: deposit only, 8 weeks or less: Full amount.
• Covid 19 / Coronavirus: A cancellation within the last 30 days prior to arrival is possible, if the US government suspends travel from your country / state to Florida. Cancellation fees will be applied.
• Covid 19 / Coronavirus - Cancellation fees: 10 % of the total amount will be retained as cancellation costs. Credit card fees cannot be refunded.

August 2011 - I recently returned to NY from our family vacation in Florida. We stayed at OTR4302 in Clermont, Florida for 4 nights, but we hope we would had stayed the whole week. We were 6 adults and we all loved the house AND pool. The house is very big and comfortable and it is beautifully decorated. It looks like if a professional interior designer decorated it. The house had a living room, 4 bedrooms, 3 full bathrooms, full kitchen, informal dinning area with a round table and 4 chairs, formal dinning room with rectangular table and 6 chairs,and office room with desk, computer and a sofa (that someone can use to sleep). Bedrooms (4) - (1) suite with a queen bed and full bathroom with shower and jacuzzi, (2) suite with queen bed and full bathroom (shower only),and (3 & 4) 2 rooms with 2 twin beds each. These two rooms share a bathroom. There is a garage, but it is not included in the rental. That is fine because you can park in the driveway. You can accomodate 10 people easily. The mattresses, furniture and electronics were in excellent condition. The kitchen was big and it had all you need to cook if you don't want to go out. We cooked. It also had washer and dryer in a laundry room by the kitchen. However, the place that we enjoyed the most was the pool and Jacuzzi. We used it every night after we returned from the parks tired. We found floats, balls and other accessories to enjoy in the pool (thank you). The pool can be lighted at night for a romantic touch. It is beautiful, big and clean. I will like to thank the owners for allowing us to enjoy their beautiful house and pool. I will definitively rent the villa again and recommend it to my friends and family.

Sehr freundliche, unkomplizierte und kurzfriste Vermittlung mit Beratung zur Lage, Verkehrsanbindung und allen wichtigen Hinweisen (war Erstmieter), Hinweis auf günstiges Angebot und rundum professionelle Abwicklung, zügige Erstattung der Kaution.

Schönes amerikanisches "Mittelstandshaus", liebevoll eingerichtet, sehr gepflegt und sauber. Mehr als komplette Ausstattung, ruhige Lage.
Außergewöhnlich: schöner Blick ins Grüne (kein direktes Gegenüber),
akzeptable (Auto-)Anbindung an südliche Kongresshotels und Disney, Einkaufscenter in der Nähe etc., ein rundum gutes Objekt! Einzig der Pool war zur außergewöhnlich kalten Winterzeit nicht warm genug, was trotz redlicher Bemühungen der Hausverwaltung nicht ganz befriedigend nachzuregeln war, dennoch jederzeit gern wieder.
