This 4 bedroom villa is located in Emerald Pointe and it will sleep up to 8 people. It is ideally situated for the independent traveller, giving easy access to all the theme parks, airports and all other attractions, whilst being far enough away from the tourist traps to enjoy chill out days. Relax in your own private pool private pool with parasol and deck furniture after a long day at the parks.
The master suite comprises of a King size bed, bed side tables with touch sensitive bedside lamps and a digital radio alarm clock. Chest of drawers, Cable TV in a cabinet with more drawer space and a ceiling fan. A walk in closet with hanging space.
The second bedroom has a Queen size bed, bed side tables with touch sensitive bedside lamps, a digital radio alarm clock and a ceiling fan.
The third and fourth bedrooms have a 2 twin size beds, bed side table with touch sensitive bedside lamp, a digital radio alarm clock and a ceiling fan.
The front living area boasts a 3 seater sofa and 2 easy chairs, coffee and occasional tables with table lamp, TV with full cable/digi box and dvd player. A second living area overlooking the pool deck and lake, comprising, 3 and 2 seater sofas coffee and occasional tables with table lamps one fitted with dusk to dawn lamp, ceiling fan, cable TV, radio/CD player and bookcase, if you start a book but cannot finish it in time please take the book with you but leave a similar book in its place.
The beautiful kitchen comes complete with an island and all cooking utensils, full oven, microwave, blender, kettle, coffee maker, toaster and dishwasher. There are two dining areas one that with six seats and one with 4 seats.
Something for everyone - FREE wIfi internet access is onsite, there is also a computer work area in the kitchen with 'LAN' internet access and UK style 3 pin sockets (110 Volt). For you entertainment there is even a game room complete with pool table, air hockey & table football. There are community amenities available for those that need more excitement! Community Park and sports activities on the Lakeside Estate including a ballfield, basketball, picnic area, pavillion, In-line hockey rink, playground, and tennis courts.

The Owner reserves the right to cancel all bookings should circumstances beyond their control necessitate this. However this is an extremely unlikely event and all moneys paid to the owner will be refunded to the client in this instance.
The guests are responsible for all damage or breakages that may be caused to the property or its contents. All damage and faults caused or found at the property during the stay must be reported to our management company at the earliest opportunity.
The Management Company will be the sole arbitrators on the cause of damage or loss.
No liability shall be accepted by the Owner for loss of mains services, failure of appliances or any actions by others over which we have no control.
For the comfort and safety of our guests smoking is NOT permitted within the home or anywhere on the property, this includes the pool deck and all outside areas. It is also an offence to smoke in Short Term Rental property and under State law you may attract a fine of up to $1000.
No pets are allowed in the home or anywhere on the property, this includes the pool deck and all outside areas.
The home is available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure (exceptions only by prior arrangement with the Owners Management Company).
The Party Leader and all guests agree to the following:
a/. To take all reasonable care of the property during their stay and leave it in a clean and tidy condition on departure.
b/. To permit the Owners Management Company and its agents reasonable access to the property to carry out any necessary maintenance operations.
The Owners and their agents do not accept liability for death, personal injury, loss or damage to persons or personal effects (or 3rd party claims) however caused as result of this booking or subsequent holiday. All Guests are responsible for taking out adequate insurances to cover all risks during their stay. These conditions are also applicable to any visitors to the property during the stay.
All guests must undertake to abide by any rules and regulations in operation when using these facilities. Safety rules posted should always be observed particularly with regard to the pool areas.
The Owners or their agents cannot accept responsibility in respect of damage or changes caused by Force Majeure. e.g. strikes, floods, closure of Airports, weather conditions or any other event beyond our control.
Due to state fire regulations under no circumstances must more than the number of persons identified on the booking form occupy the property; if the booking is for less than 8 people and you wish to have visitors to stay overnight you must request the permission of the Owners Management Company. Permission will not normally be refused unless this would exceed the maximum occupation, or you have been granted a low occupancy discount in which case extra charges may be levied.
We reserve the right to retain some or all of the security deposit should this be necessary to cover the cost of any damage or loss and also to pursue recompense for any damage/loss caused should the value of the security deposit be exceeded.
Failure to comply with these conditions may result in the loss of some or all of your security deposit and in extreme circumstances may result in your eviction with no compensation for curtailment of your stay.
