ACCOMMODATION: You are going to a named villa, no alternative accommodation will be offered if you are dissatisfied. Only the persons named on the booking form are allowed to stay in the house any others will be asked to leave.

We cannot be held responsible for any withdrawal of amenities within the development or any breakdown of equipment/appliances (inc. pool heaters) in or around your vacation home during your stay. Every effort will be made to action any repairs in a timely manner.

POOL HEAT: If required this should be requested at time of booking and paid for with the final balance. In the event pool heat is requested and paid for we cannot guarantee the temperature as this will vary according to several factors the main one being the prevailing weather conditions. The water temperature can only differ from the air temperature by 10-15 degrees. The Pool heater will automatically shut off if the air temperature drops below 40 degrees (F). In order to maintain a good warm temperature we request that you use the pool blanket provided when the pool is not in use.

LIABILITY: During your stay we do not accept any liability whatsoever for I] death, ii] personal injury, iii] sickness iv] accident, v] loss of luggage, vi] loss of personal effects or any other misadventure which may occur whilst renting our accommodation however caused. This includes the use of all equipment within the villa and the cot, highchair and stroller.
Most homes has a swimming pool; we do not accept any liability whatsoever for I] injury, ii] death, iii] any other accident or incident that may occur how so ever caused as a result of use of the Pool, surrounding area or use of Pool blanket, toys and safety floats.

INSURANCE: It is advisable that cancellation insurance is contained within your travel insurance and taken out at the time of booking.

Please bear in mind that your villa is situated on a development of vacations homes, therefore we cannot be held responsible for any ongoing construction, alterations to existing houses or any noise or nuisance as a result thereof on or around the housing development.

FORCE MAJEURE: We cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, war, closure of airports, weather conditions or any other events beyond our control).

COMPLAINTS: In the unlikely event of a complaint during your stay please contact our local management immediately. The management will deal with all complaints reported, if the outcome is not satisfactory you should report this in writing upon your return. Any complaint not reported to the management company during your stay will not be considered after your stay.

BARBEQUE: This is provided as an extra, It is not part of the cleaning teams duties to clean this item, If it is reported dirty $50.00 will be charged to your Security deposit, this is the charge I have to pay for it to be cleaned. This must only be used outside the pool screen.

SMOKING: ALL VILLAS ARE STRICTLY NON-SMOKING. This keeps the villas clean and odour free avoids triggering the sophisticated smoke detecting system and is for your safety. ANIMALS & PETS: NO Animals and Pets

DEPARTURE: On your departure day it is very important you vacate by 10am. It takes a minimum of 4 hours to clean for the next guests. If there is any excessive cleaning that takes more than 4 hours you will be charged accordingly $30.00 per hour deducted from your security deposit. Please leave the villa as you find it after making it your home for your stay; please try to ensure everything is returned to the correct place.
